This farm for sale in vilaage Golyama Zhelezna near Troyan at the mouth of lake Sopot consists of 3 main buildings(780 sq m farm, 570 sq m and a small 21 sq m building. It is 20 km form Troyan, 12 km from the main road Sofia-Varna and 25 km from the local skiing resort Baklemeto.

Golyama Zhelezna is a sizable mountain village just at the mouth of Lake Sopot, near the town of Troyan. The lake is the forth largest in the country with 7 km lend and 2 km width: perfect place for holidays and recreation in the summer, suitable for fishing, swimming and various water sports. The village is quite sizable for the country (about 870 residents) with all basic amenities like shop, pub, church, school and a post office.

At the end of the village 500 m from its centre a sizable ex-chicken farm is offered for sale. The property consists of 3 main buildings: 1. Large 780 sq m farm brick building used to rear chickens sitting on 3,871 sq m plot of land 2. Another farm building with area of 570 sq m (55 m long, 10.5 m wide and 3 m high) used as storage sitting on 2,140 sq m plot of land 3. Small 21 sq m building comprising of 2 rooms sitting on 584 sq m plot of land

Total build up area of the farm is 1,371 sq m and 6,595 sq m of land. The property is well fenced and has asphalted areas. The property was used as chicken farm in the period 2000-2005 where at the beginning of this period most of the buildings were renovated. If used as such only small repairs and decorations will be required. The farm is supplied with industrial strength electricity and water mains, where a good asphalt road leads to it. The farm situates only 100 m from the shore of the Lake Sopot next to a pine forest and offers excellent views to the lake and the valley of river Toplya.

The village situates only 20 km form Troyan and 12 km from the main road Sofia-Varna, where the distance to the capital and its airport is less than 1 hour drive most of it on a motorway.

The property is located in this pastoral rural area of Troyan Balkan with preserved local traditions in pottery, logging and fruit-growing. The area is renowned for its excellent Slivova Rakiya (national drink made from distillation of fermented fruits in this case plums). The natural beauty of the area is enhanced with abundance of wild life and game like bears, boars, dear and large variety of fresh water fish in the lake as well in river Toplya.

The location of the place allows for short trips in the winter (25 km) to the local skiing resort Baklemeto, hot mineral springs in Chiflika and Shipkovo, fishing or windsurfing on the lake, not to mention the joy of picking herbs, wild berries and mushrooms while hiking in the mountains around.

The plots are not going to the waterfront but their position is high so the view canít be interrupted. In addition I can say that the land around the farm is included in Natura 2000 so canít be used for any construction purposes.

Please see the attached diagram. The plots for sale are in green where the buildings on them are in red, grey areas are asphalt. As you see the plots are not adjacent and the land between is a common land. There is not a building suitable for living at the moment, needs a conversion or to build a new one. With minimal effort this property can be again used as a farm, but if one wants to maximise his modest investment it should be viewed as perfect development opportunity for small holiday/residential complex. How can you get it wrong with asking price less than 10 EUR per sq m?
